Most older homes around here run on radiators or steam heat, with no ductwork — and the walls won’t take it. Balloon framing, solid brick, knob-and-tube in the cavities: there’s nowhere to run a duct without opening the place up. A mini-split skips all of that. We drill one 3-inch hole per line set, and the indoor head ties to an outdoor condenser through copper refrigerant lines, a drain, and a communication wire — that’s the whole footprint.
What people worry about is how it looks. On a 1925 house in Ballston Spa we ran eight zones off two condensers and tucked the line sets into paintable covers matched to the siding — from the street you’d barely spot them. Done right, the plaster, the trim, and the brick stay exactly as they were.

A 1925 two-story on a 6-acre waterfront lot — original plaster and wood-frame walls, light on insulation. We ran a Manual J, sized it for the coldest day, and put in eight zones off two condensers, one on each side of the house. The line sets disappear into paintable covers matched to the siding.
We even added a ceiling cassette in the basement to keep the pipes from freezing in winter and pull moisture in summer. The oil system came out, they got the maximum rebate — paperwork handled end to end — and the house feels fresh: better air, and worth more than it was.
A 3-story building being converted to apartments — the kind of city job where a clumsy install ruins the look. Every unit got its own concealed 4-way ceiling cassette on a hyper-heat system, with the condensers up on the roof. The line-set runs and wall penetrations were the hard part, and we hid all of it — the building keeps its historic face, and every apartment controls its own heat and cooling.
